Commercial roofs fail differently from house roofs. Low pitches, long sheet runs, big box gutters, plant and duct penetrations and large open roof spaces all change the risks. In Wellington, wind and salt add more. A leak over warehouse racking, a shop floor or a server room costs far more than the repair, so the aim is to find problems early and fix them with as little disruption as possible.

We work on commercial, light industrial and multi-unit residential roofs across the Wellington region, from a single box gutter repair to full re-roofs staged over occupied buildings. Property managers, body corporates and business owners use us for planned maintenance, condition reports and capital works, and ongoing work is priced at account rates.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Commercial Roofing by Cheeky's Roofers roofers in Wellington

Common problems on commercial roofs

Most commercial leaks we are called to come back to a handful of causes:

  • Box and internal gutters that are undersized, blocked or have no overflow
  • Corroded laps, fixings and sheet ends on long, low-pitch runs
  • Failed seals around plant, ducts, skylights and penetrations added later by other trades
  • Old translucent sheeting that has gone brittle and is now a fall-through hazard
  • Condensation dripping inside large, unlined steel-framed buildings
  • Membrane roofs with ponding, open seams or edges lifted by wind

What we do

Work runs from reactive repairs to full replacement. For each site we start with a condition inspection and written report, then agree a scope and programme with you. Re-roofs on occupied buildings are staged so only one section is open at a time, with weather contingency and protection for stock and equipment below. In Wellington that contingency matters: Wellington Airport records gusts over 63 km/h on about 166 days a year, so we plan sheet laying around the forecast and never leave a section open overnight. Where membrane suits flat areas, our membrane roofing team handles those parts on the same programme.

For portfolios and body corporates we run maintenance programmes: scheduled gutter and outlet clearing, washing of unwashed areas to keep material warranties valid, fixing checks and a photo report after every visit. Regular reports also give you a capital plan, so a re-roof is a budgeted project rather than an emergency.

How It Works

Site visit and condition inspection with photos
Written report, scope and programme agreed with you
Safety plan, inductions and any consents confirmed
Work staged in sections with weather contingency
Handover with photos, warranties and a maintenance schedule

Wind, salt and materials for large roofs

Large roofs usually use trapezoidal or standing seam profiles because they carry more water and can be laid at lower pitches. The NZ Metal Roof and Wall Cladding Code of Practice sets minimum pitches by profile, down to 3 degrees for deeper trapezoidal and standing seam profiles, and run lengths after which water capacity needs checking. Long runs also need room for thermal movement. Roof fixings, purlin and batten fixings and flashings follow the wind zone and the Code of Practice, and in high wind categories specific detailing is required. Bigger and taller buildings on exposed sites often need engineered fixing designs.

Exposure is just as important. BRANZ puts sites within 500 metres of the sea, harbours included, in its high corrosion zone, so industrial and commercial sites near the water in places like Seaview, Gracefield and Rongotai should be checked on BRANZ Maps before a product is chosen. COLORSTEEL MAXAM is designed for most New Zealand environments, while ALTIMATE is designed for extremely severe marine sites. Our COLORSTEEL longrun page covers products and profiles in more depth. Condensation is a separate risk in big steel-framed buildings: BRANZ research into large-cavity roofs found moisture collecting on steel purlins when a continuous underlay trapped it, so underlay, insulation and ventilation have to be designed together.

Box gutters and drainage

On commercial buildings the gutter is often inside the building line, so an overflow ends up indoors. BRANZ recommends designing internal gutters for a higher rainfall intensity than external ones, and good practice includes overflows sized to take the full flow if an outlet blocks. Many older box gutters were never sized for the roof area they now serve, especially after extensions. Rainfall also varies across the region, from about 957 mm a year at Wellington Airport to about 1,268 mm at Wallaceville in Upper Hutt. We check capacity, outlets and overflows in every commercial inspection, and our spouting service covers replacement and relining.

Safety, consent and Wellington compliance

Working at height on commercial roofs needs planning. WorkSafe guidance sets out a hierarchy of controls, with edge protection and scaffolding preferred over harnesses, and edge protection designed to AS/NZS 4994. Fragile roofing and translucent sheets need covers or barriers. Every job has a site-specific safety plan, and we work through inductions, permits and hazard registers with your facilities team.

Replacing roofing with a comparable material can fall under the Schedule 1 exemption for any building type, as long as the existing roof has met its durability requirement. Changes to structure, materials or drainage may need building consent from Wellington City, Hutt City, Upper Hutt City, Porirua City or Kāpiti Coast District Council. Restricted building work rules apply to residential buildings, so apartment roofs can also need a Licensed Building Practitioner. Wellington City's heritage areas cover mainly commercial streets such as Cuba Street, so it is worth checking the District Plan before changing a roof there. About 600 Wellington buildings were listed as earthquake-prone as of 2022; if yours is one, we coordinate roof work with your engineer's strengthening plans.

Pricing and account work

Commercial projects are priced on a defined scope after an inspection. The main cost drivers are roof area, access and edge protection, work after hours or around operations, removal and disposal, gutter and structural repairs, and the product specification. Central city sites with tight street access may also need traffic management or road space for cranes and bins. For ongoing maintenance clients we agree account rates and a schedule. Commercial Roofing FAQs

Can you re-roof while our building is in use?

Yes. We stage the work so only one section is open at a time, protect what is below and plan each day around the wind and rain forecast.

Do commercial re-roofs need building consent?

Like-for-like replacement can be exempt if the old roof has met its durability requirement. Changes to structure, materials or drainage may need consent from your council, and we confirm this before pricing.

Why does our warehouse drip inside when it is not raining?

That is usually condensation forming on the underside of cold steel. The fix involves underlay, insulation and ventilation working together.

Do you offer maintenance contracts?

Yes. We set up scheduled visits for gutters, outlets, washing and fixing checks, with a photo report after each one, at agreed account rates.

What is the lowest pitch a metal roof can be?

The Metal Roof Code of Practice allows down to 3 degrees for deeper trapezoidal and standing seam profiles. Shallower roofs usually need membrane.

Our building is on the earthquake-prone register. Can you still work on the roof?

Usually, yes. We coordinate roof work with your engineer and any strengthening programme so the two do not clash.
