The western and northern suburbs are Wellington's hill country. Karori fills a basin on the western edge of the city and was one of New Zealand's biggest suburbs by the 1960s. Ngaio and Khandallah sit on the slopes of Mt Kaukau, with railway cottages and bungalows from the 1920s and 1930s. Johnsonville and Tawa grew around state housing from 1938 and the late 1950s, and Churton Park was farmland until 1970, then built on cut and fill earthworks.

That spread means very different roofs on neighbouring streets: corrugated iron on older cottages, tile and decramastic on post-war homes, and longrun steel on newer builds. Most homes sit on high, exposed ground, so we fix re-roofs to the wind zone for the site, replace failing tiles with a tile to metal re-roof where it makes sense, and size spouting to carry heavy rain away from banks and retaining walls.

Roofing Services in the Western and Northern Suburbs

Every other roofing service we offer in the Western and Northern Suburbs, and what each one covers:

  • Roof Replacement Western and Northern Suburbs: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Gutter Cleaning Western and Northern Suburbs: Gutters and downpipes cleared by hand, flushed and checked, with before and after photos of what we found.
  • Re-Roofing: A full re-roof replaces your old roofing, underlay and flashings with a new COLORSTEEL roof built to today's Building Code.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Removal: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Emergency Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing Repairs: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Painting: Roof painting that starts with proper preparation: wash, treat, repair and prime, then two coats of roof paint.
  • Roof Cleaning: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.
  • Commercial Roofing: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.

Common Roof Types in the Western and Northern Suburbs

Older homes in Karori, Ngaio and Khandallah include colonial buildings, railway cottages and 1920s and 1930s bungalows that traditionally have corrugated iron roofs. The state houses of Johnsonville, built from 1938 to 1956, and Tawa's Kenepuru and Hampton Hill subdivisions from the late 1950s are now decades old, and mid-century homes across the area can carry concrete tile or decramastic. Newer homes in Churton Park and on Tawa's infill sections usually need flashing, spouting and maintenance work long before the roof itself needs replacing.

What the Western and Northern Suburbs Conditions Mean for Your Roof

The suburbs from Karori to Johnsonville sit on high ground at the edge of an upthrust block beside the Wellington Fault, and many homes are on exposed ridges or steep sections. Wind zones across Wellington run up to Extra High and some sites need specific design; one Tawa property LIM, for example, records a Very High wind zone. Heavy rain matters too. Wellington's wettest July on record, in 2022, was followed by about 670 slips, and GeoNet linked the slips to saturated soil and older cut and fill ground. Roof water discharging onto a bank makes a hillside wetter, so we check where your downpipes go on every job.

Roofers Wellington Western and Northern Suburbs FAQs

Should I repair or replace a 1960s tile roof in Karori or Johnsonville?

If the tiles are sound and only a few are cracked, repairs and rebedding the ridges can be good value. If the underlay is brittle, there are leaks in several places or you are paying for repairs every winter, a tile to metal re-roof usually makes more sense. A roof inspection with photos shows which side of the line your roof is on.

How do I find out my property's wind zone?

Wellington City Council publishes NZS 3604 wind zones for its urban areas, and your LIM may record one. BRANZ Maps also gives an indicative zone per address. We confirm the zone before we quote, because it sets how the roof is fixed.

Can roof water cause slips on my section?

Water discharging onto a bank adds to the saturation that can trigger slips on Wellington hillsides. Downpipes should connect to the stormwater system rather than spill onto the ground. We check spouting and downpipe outlets on every roof job and tell you if anything is discharging where it should not.

Do mature trees around my Khandallah home affect the roof?

Leaves and needles block spouting and valleys, which can push water back under flashings in heavy rain, and branches can scrape or dent roofing in a gale. Regular gutter cleaning and trimming overhanging branches keeps the roof draining properly.
