Everything that comes off a Ngaio roof has to go somewhere, and stormwater drains run straight to streams and the harbour. We block or disconnect downpipes, capture runoff, protect the garden and take the debris away. If you are on tank water, we isolate the tank first and tell you when to reconnect.

Ngaio cottages and bungalows: roof cleaning on Mt Kaukau's slopes

Ngaio's oldest roofs belong to railway cottages and 1920s and 1930s bungalows, many still in corrugated iron, including the cottages of the Tarikaka Settlement heritage area. Iron of that age has usually been painted several times, and the paint film is often all that stands between the metal and the weather. Cleaning it means a treatment for lichen, a soft brush along the ribs and low pressure throughout, so grime comes off and the paint stays put.

Mature trees across the suburb set the pace of the work. Leaves collect in valleys and spouting and hold moisture on the roof, and hillside faces turned away from the sun on the slopes of Mt Kaukau stay damp enough for moss to thrive. The 1960s weatherboard houses add concrete tile, decramastic and longrun iron to the mix. Tile gets treatment time before washing, and any decramastic of that period is sampled for asbestos before cleaning.

Water is the other consideration. The Korimako Stream runs through Ngaio, and the suburb has seen what heavy rain can do on its slopes, including the 2017 landslide that buried Ngaio Gorge Road, the suburb's main link to the city, so we never let runoff discharge onto a bank. Downpipes are blocked during treatment, moss and leaf debris are bagged and removed, and the downpipes are reopened only after the roof has been rinsed.

Local tip: In Ngaio, have the spouting and valleys cleared in late autumn, once the trees have dropped most of their leaves and before the wettest weeks of winter.

Roof Cleaning in Ngaio: Local Conditions

Bush-clad slopes and big trees around Karori, Ngaio and Khandallah drop leaves into valleys and shade roofs for long periods, so moss, lichen and leaf build-up are the main work. Steep sections also make runoff control and access part of the plan.

On hillside sections, runoff heads downhill fast, toward neighbours, banks and drains.

Homes in Ngaio

Ngaio's railway cottages and 1920s and 1930s bungalows traditionally have corrugated iron roofs, and those in the Tarikaka Settlement heritage area are best kept in a corrugate profile. The 1960s weatherboard houses can carry concrete tile, decramastic or longrun iron. Mature trees around the suburb mean regular gutter and valley cleaning.

Homes around Trelissick Park get the same process as the rest of Ngaio: a free measure, photos of the roof and an itemised quote for the roof cleaning work. See our roofers in Ngaio page for everything else we do here.

How We Handle Roof Cleaning in Ngaio

We look at your Ngaio roof first to identify the material, the growth and the access, and to check whether asbestos testing is needed. The quote then covers treatment, washing, runoff control and any return visit.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Roof Cleaning Ngaio FAQs

Can you clean a Tarikaka Settlement cottage roof without affecting its heritage character?

Yes. Cleaning does not change the roof profile, material or colour; it removes growth and grime from the existing corrugated iron with low pressure and a soft brush. If the clean shows the paint has failed, we photograph it so you can plan a repaint that suits the heritage area.

Can you clean a roof before painting it?

Yes. Cleaning and treatment are the first stages of every roof painting job we do, and we also clean on its own as maintenance.

Is water blasting bad for my roof?

High pressure can damage coatings and force water under laps, and WorkSafe warns against it on asbestos-containing roofs. We use low-pressure methods suited to each roof type.
