Before painting any roof in Island Bay, we check what it is made of. Older decramastic tiles and fibre cement roofs may contain asbestos and must not be water blasted, so we test where needed and clean with a low-pressure method that keeps everyone safe.

Island Bay roofs: repainting 1920s iron near The Parade

Many Island Bay homes date from the rapid building of the 1920s, and their corrugated iron roofs have usually been painted more than once. Close to The Parade and the beach, salt carried in on southerlies coats every surface. Before priming we wash the roof thoroughly with fresh water, scrub back white corrosion and treat rust at nail holes and laps, because paint over salt or rust lifts quickly. Iron that has been recoated several times is checked for flaking between layers, which is scraped back before primer.

Tapu Te Ranga Island breaks some of the swell in the bay, but it does nothing for the wind. Southerly fronts can arrive quickly, so each coat is scheduled for a calm, dry window and we would rather reschedule than lose a coat to rain or blown grit. Wind-driven rain also gets under flashings and ridge caps, so any lifted or loose flashing is refixed during preparation.

Homes on the hills around the bay are later and can have concrete tile or decramastic. Tiles are treated for moss and repaired before a cement-based coating, while decramastic is tested for asbestos and never water blasted. Higher hill homes are less salty but more exposed to wind, so preparation and timing differ between a beach street and a hillside one. On tile roofs, ridge bedding and pointing are checked closely, as southerlies find any loose ridge.

Local tip: If you live near The Parade, rinse any part of the roof tucked under an overhang every few months, as salt collects where rain cannot reach.

Roof Painting in Island Bay: Local Conditions

On the south coast, salt and wind make primer choice and rust treatment critical. Corroded fixings are replaced rather than painted over, and we pick calm, dry days so paint is not blown off the roof or applied over salt.

Salt speeds up chalking and corrosion, so coastal roofs need thorough washing and spot priming before painting.

Homes in Island Bay

Island Bay's 1920s houses and bungalows traditionally have corrugated iron roofs, and longrun corrugate keeps that character on a re-roof. Later homes on the surrounding hills can carry tile or decramastic. Homes near The Parade and the beach need coastal-grade steel and fixings, while hill homes need fixings suited to their wind exposure.

Homes around Shorland Park get the same process as the rest of Island Bay: a free measure, photos of the roof and an itemised quote for the roof painting work. See our roofers in Island Bay page for everything else we do here.

How We Handle Roof Painting in Island Bay

Moss and lichen are treated and removed, then the roof is washed and left to dry. White corrosion and rust are abraded back, bare spots are spot primed and the whole roof is primed where the paint system calls for it.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Roof Painting Island Bay FAQs

How is roof painting near the beach in Island Bay different from up on the hill?

Near the beach the focus is salt: heavier washing, priming and later rinsing. Up the hill the focus is wind and access. Both get the same checks on the paint system.

Do I need consent to paint my roof?

Repainting a roof is maintenance and does not need a building consent. If your house is in a character or heritage area under your council's District Plan, a big colour change may be worth checking with the council first.

Is it worth painting my roof in Island Bay or should I replace it?

Painting is worth it when the roofing is still structurally sound and the problems are on the surface: fading, chalking, moss and light surface rust. If the steel is rusting through, there are leaks in several places or the underlay has failed, a re-roof is the better investment.
