Miramar's houses fill the mainly flat central basin of the peninsula, on land that was once a large lagoon drained by Coutts Crawford in the 1840s. The suburb stayed isolated until trams arrived in 1907, and it was a separate borough from 1904 until it joined Wellington City in 1921.
Miramar also has a place in New Zealand housing history. The country's first state house opened at 12 Fife Lane in 1937 and is listed by Heritage New Zealand. A ring of hills separates the basin from Maupuia, the Karaka Bays and Seatoun, with Wellington Airport on its western edge. We start with a free on-site measure and an itemised written quote.

Miramar Homes and Their Roofs
Miramar's older homes from the tram era traditionally have corrugated iron roofs, and its state houses from the late 1930s onwards were roofed in tile or iron. Mid-century homes can carry concrete tile or decramastic, which are common tile to metal conversions. Homes on the surrounding hills have more exposed roofs, while those in the basin are more sheltered but still within reach of salt air.
What Miramar Conditions Mean for Your Roof
The peninsula is surrounded by the harbour and Cook Strait, and homes within 500 metres of the sea fall in the highest sea spray zone in NZS 3604, so we confirm the zone with BRANZ Maps for coastal addresses. Wellington Airport, on Miramar's western edge, records gusts over 63 km/h on about 166 days a year, so roof fixings need to suit the wind zone for the site. Salt builds up on unwashed areas such as spouting undersides and soffits.
Roofers Miramar FAQs
Is my Miramar home close enough to the sea to need coastal-grade steel?
Homes within 500 metres of the sea, including the harbour, are in the highest sea spray zone in NZS 3604. Some homes in the middle of the basin are further away, but those near the bays may not be. We check your address with BRANZ Maps.
Can a state house roof be replaced without losing its character?
Yes. A longrun profile in a colour close to the original keeps the look of the house. If your home is heritage listed, check what the listing covers before work starts.
Why does salt matter if it does not rain salt water?
Salt is carried inland on the wind and settles on sheltered surfaces that rain does not wash, such as under spouting and eaves. Left there, it corrodes steel and fixings. Regular washing of those areas is part of looking after a coastal roof.
Do you work on the Miramar hills as well as the flat?
Yes. We work across the basin and up to Maupuia and the Karaka Bays, and plan scaffolding for steeper hill sites during the free measure.
