How Long Does a Roof Last in Wellington Wind and Salt Air?

· 6 min read · Guides

Quick answerThe Building Code sets a floor of 15 years for roof cladding with normal maintenance, and a well-chosen, well-kept steel roof should go well past that. How far depends on three things: whether the roofing suits your environment category, how exposed the site is to salt and wind, and whether the areas rain cannot reach are washed. In Wellington, the coastal strip and exposed ridges age roofs fastest.

Ask how long a roof lasts and you will hear all sorts of numbers. Most of them are guesses, because the same steel can age at very different rates on a sheltered valley floor and on a headland facing Cook Strait. The honest answer starts with the rules and the manufacturer's own guidance, then adjusts for where your house sits.

This guide covers what the Building Code and New Zealand Steel actually say, how decramastic and concrete tile roofs age, why coastal roofs wear out faster, the signs of a roof near the end of its life, and whether washing helps. If you are already weighing up a new roof, our roof replacement guide covers the repair or replace decision.

How long does a COLORSTEEL roof last in Wellington?

Longer than the legal minimum if it suits the site and is maintained, but there is no single figure. Building Code clause B2 Durability requires roof cladding to last at least 15 years with normal maintenance. New Zealand Steel says its roofing will meet or exceed that requirement when it is correctly installed and maintained to its recommendations, and that continued maintenance and over-painting will greatly extend its life.

The real variable is the environment. NZ Steel sets its warranties and maintenance by environmental category, from moderate through severe to very severe, and the NZ Metal Roof and Wall Cladding Code of Practice says the designer must pick materials to suit that category. A product suited to a sheltered inland section may be the wrong choice for a beachfront house. Our COLORSTEEL and longrun roofing page explains the product choices, and the right grade for your address is confirmed at the measure.

How long do decramastic and concrete tile roofs last?

Both can last a long time, but they fail in different ways, and age alone tells you little. Decramastic tiles, galvanised steel with stone chip set in a bitumen coating, were popular in New Zealand in the 1960s and 1970s, so many are now well into old age. They tend to fail once the chip wears off and the steel underneath is exposed, after which rust and leaks follow at the overlaps and nail holes.

Concrete tiles themselves are durable, but the roof around them is not. Ridge bedding cracks, fixings corrode, underlay becomes brittle and individual tiles crack or slip, so a tile roof can leak while the tiles look fine from the street. The question for either type is the condition of the parts you cannot see. If your decramastic roof is losing its chip, our decramastic roof replacement page explains the next steps, including testing for asbestos first.

Why do coastal roofs wear out faster?

Because salt attacks the coating, and wind keeps delivering more of it. Under NZS 3604, land within 500 metres of the sea, including harbours, is in the high corrosion zone, and breaking surf beach fronts fall into a more severe zone again. In Wellington that makes it likely that much of the harbour edge and south coast, including Seatoun, Lyall Bay and Eastbourne, sits in the harsher categories. Boundaries are set per address, so check yours on BRANZ Maps.

Wind is the second half of the story. NIWA records gusts over 63 km/h at Wellington Airport on about 166 days a year, against about 77 days at Paraparaumu. On exposed sites, that wind drives salt spray inland and works fixings and flashings back and forth, which wears seals and washers. Coastal roofs in Wellington face both at once, which is why the grade of steel and fixings matters so much near the water.

How much life is left in your roof?

Cheeky's Roofers inspects the roof and ceiling space and gives you a written report with photos and a straight repair or replace answer.

What signs mean a roof is near the end of its life?

One sign on its own usually means a repair. Several together, or the same problem coming back after each fix, usually means the roof itself is wearing out. Look for these:

A roof inspection gives you a clear picture before you spend money. It covers the roof surface, the fixings and flashings, and the underside of the roofing from the ceiling space, with photos and a straight answer on whether to repair or replace.

  • Rust through the sheets or along the laps, not just on the surface
  • Paint that has chalked, faded and flaked across most of the roof
  • Decramastic tiles with bare patches where the chip has gone
  • Cracked or slipped tiles and crumbling ridge bedding
  • Loose or rusted fixings in many places
  • Leaks in different spots after each storm
  • Brittle, torn or missing underlay seen from the ceiling space

Does washing a roof make it last longer?

Yes, especially for the parts rain cannot reach. New Zealand Steel says regular washing increases the durability of steel roofing and cladding by reducing attack from airborne salts and pollutants. On the open roof, normal rain does most of that work. The problem areas are the sheltered ones, such as soffits, fascias, the undersides of gutters and roof areas under solar panels or walkways.

NZ Steel's maintenance table sets how often those unwashed areas need manual washing on roofing rated for each environment. It is a guide only, and the right interval depends on your exact site and paint system.

EnvironmentOpen roofUnwashed and high-risk areas
ModerateRain washingManual wash every 6 months
SevereRain washingManual wash every 3 months
Very severeRain washingManual wash every month

Does the type of roof change how long it lasts here?

Yes, mainly through weight and fixings. A heavy concrete tile roof puts more mass high on the frame, and its life depends on bedding and fixings that move with the house. Steel is light and fixed with screws set to the site's wind zone, so in a windy city the quality of the fixing pattern matters as much as the sheet itself.

Rainfall varies too. The long-term normal at Wainuiomata Reservoir is about 1,800 mm a year, nearly double the 957 mm at Wellington Airport, so roofs in the wetter Hutt hills spend more of the year damp and benefit from keeping moss and lichen in check. If an old tile roof is reaching the end, tile to metal re-roofing replaces it with a lighter roof fixed for the conditions.

When should you get your roof checked?

Every few years as a routine, after any big storm, before buying a house and whenever you see one of the signs above. A check costs far less than a leak that has been running inside the ceiling for a winter.

Cheeky's Roofers provides written roof reports with photos, and tells you honestly how much life the roof has left and what will extend it. If replacement is the better option, the quote sets out the materials for your environment category and wind zone. You can book online for a time that suits you.

Frequently Asked Questions

Does a roof warranty tell me how long it will last?

Not exactly. A manufacturer's warranty covers specific failures for a set period, provided the roof is installed and maintained as required, and the period depends on the environment category. It is a minimum the manufacturer stands behind, not a prediction of when the roof will need replacing.

Do flashings last as long as the roofing?

They should, but they are often the first part to fail because they sit at joints where water collects and movement is greatest. Flashings in a different metal or a lower grade than the roofing can also corrode faster. Replacing flashings during a re-roof avoids leaving the weakest part in place.

Does a dark roof colour wear out faster?

Dark colours absorb more heat, which can stress the paint coating and show fading more clearly over time. Colour is one factor among many, and the environment category, steel grade and maintenance have a bigger effect on how long the roof lasts.

Can I extend the life of an old roof by painting it?

If the steel is still sound, yes. A properly prepared and painted roof gains a new protective layer and can keep going for years. If the steel has rusted through or the fixings and underlay have failed, paint only hides the problem for a short time.

Does a roof wear out faster on the windward side?

Often, yes. The face that takes the prevailing wind and rain gets more salt, more wetting and more movement at its fixings, so coating wear and loose screws commonly show there first. That is why inspections look at each face separately.
